Key Compliance Timelines – Milestone Inspections Clearwater

Buildings 30+ years old (or 25+ near coast) must have inspections completed by December 31 of the due year.

Buildings must undergo a new inspection every 10 years thereafter.

Coastal buildings have earlier deadlines due to salt-air, corrosion, and hurricane-exposure risks.

Frequently Asked Questions – Clearwater Milestone Inspections

1. What is a milestone inspection in Clearwater?
A milestone inspection is a state-mandated structural evaluation for condo/co-op buildings that are 3+ stories high and 30+ years old (25+ if coastal). Our engineers inspect load-bearing systems, balconies, slabs, framing, and more.

Standard deadline: 30 years old. Coastal: 25 years old. Then every 10 years after the first inspection.

5. What does the report include?
The inspection report includes the type of inspection, structural condition, deterioration identification, repair/prevention recommendations, and a signed/sealed engineer’s statement.

Condo Milestone Phase One by Milestone Inspections Clearwater Experts

In June of 2021, the collapse of Champlain Towers Condominium in Surfside, Florida, laid the foundation for condo milestone phase one and phase two inspections. The collapse killed 98 people. The collapse was not caused by an earthquake, explosion, or another recognizable trigger. The tragedy was blamed on over forty years of inspection shortcuts and poor construction efforts. According to published reports, had every design flaw been recognized through adequate inspections, the collapse may have been predicted or even avoided.

The NewCondo milestone inspections Clearwater experts and milestone phase two inspection law was signed by the Governor on May 22, 2022. This makes any 3-story or higher building within three miles of the Florida coastlines mandatory to get a structural inspection at 25 years of building age. Condo milestone phase one inspections for all other three-story and higher buildings start at 30 years of age and then every 10 years. The condo buildings across Florida weren’t technically required to be inspected by a licensed architect or engineer after being built and occupied. Required inspections and recertifications by licensed engineers, like EMA engineers, are essential now to ensure building safety.
